How much does Airbnb keep from your short-let?
Put in your nightly rate and how often you are booked. See what the platform fee costs you each month and year, and what you keep when returning guests book you direct.
How it works out
The host-only fee is taken from your payout on every booking: nightly rate × nights × 15.5%. Cleaning fees count too on Airbnb, so the real figure can be a little higher than this.
On the older split fee you pay about 3% and the guest pays a separate service fee on top, which makes your listing look more expensive than a direct booking.
What "could come direct" means
Guests who stayed before, their friends, and companies booking for staff do not need to find you on a platform. Give them your own booking link and those stays carry no platform fee.
Keep Airbnb for new guests. Most hosts who add a direct site keep both.
Is the 15.5% figure right for me?
Airbnb has moved most hosts to the single host-only fee of about 15.5%, especially hosts who use channel managers. Check the fee shown on a recent payout in your Airbnb account and pick the matching option above.
Does a direct booking cost anything?
Bank transfers into your business account cost little or nothing. If you later add card payments, the payment company charges a small fee per payment, far below a platform fee.
Will guests trust a direct booking?
They trust a real website with real photos, clear prices, house rules and a receipt for every payment far more than a WhatsApp number alone.
